A Thoughtful Vision Brought to Life

Ten60 Halifax is a thoughtfully designed student community co-developed by Next Chapter/Emerge Here and Corvue and delivered in Summer 2025. Today, Emerge continues to lead the community’s management in partnership with Cardinal Property Management.

From the beginning, Ten60 was envisioned as more than a beautiful apartment community. We wanted to create a place that embraced the energy of college life while also giving students the space to slow down, focus, connect, and feel at home.  That vision has materialized exactly as we hoped.

Ten60 offers residents the freedom to experience college life at their own pace. Students can find quiet in their private bedrooms and dedicated study spaces, connect with friends throughout the community, stay active in the fitness area and multiple recreation areas, or simply recharge by the pool. Every element was intentionally planned to balance privacy and community in what Emerge calls being “alone but together.”

Located less than one mile from Embry-Riddle Aeronautical University and along the University’s student-led shuttle service, Ten60 also serves students attending Daytona State College, Bethune-Cookman University, and other educational institutions throughout Daytona Beach. Its location near Halifax Health further broadens the community’s appeal within the growing education, aviation, and healthcare corridor.

The community’s one- through five-bedroom apartments provide students with flexibility while maintaining a consistent standard of comfort. Every resident enjoys a private bedroom and bathroom, modern fully furnished units, and thoughtfully selected finishes that make each apartment feel more like a home.

Ten60’s amenities were designed around the way students actually live. Dedicated study spaces support academic focus, while the fitness center, outdoor fitness area, pickleball and volleyball courts, pool, courtyard, and golf and multisport simulator create opportunities for movement and connection. The Speakeasy offers a smaller, lounge-inspired setting where residents can relax away from the activity of the larger amenity spaces.

Just as importantly, Ten60 has demonstrated that thoughtful design must be paired with thoughtful management. Emerge remains closely involved in the community’s daily operations, guiding the onsite team, resident experience, marketing, university relationships, and leasing strategy while utilizing Cardinal’s operating systems, resources, and national recruiting capabilities.

Ten60 reached 100% occupancy for the 2026–27 school year and is focused on carrying that momentum into its third leasing season. Its successful opening, strong resident response, and growing community culture have reinforced what we have always believed: when students feel comfortable, connected, and genuinely cared for, strong property performance follows naturally.

Ten60 is not simply a completed development. It is the living expression of Emerge’s approach and the foundation for what we are creating next at Atherton and 202 Hutch.
