A Thoughtfully Designed Student Community Coming to State College
Emerge Here is excited to announce the co-development of Atherton, a new student community in State College, Pennsylvania, in partnership with Signet.
For Emerge, Atherton represents a return to a Big Ten market and one that feels especially meaningful. After spending 14 years developing, operating, and managing five student communities serving the University of Illinois, we found ourselves missing the unmistakable energy, tradition, and sense of community that come with being part of the Big Ten.
Unless you have experienced it firsthand, it is difficult to fully describe the atmosphere of a Big Ten college town. An energy extends far beyond game day and brings the entire community together throughout the year. Yet students also need a place they can step away from that excitement, focus on the demands of a rigorous academic environment, and truly recharge.
Atherton is being thoughtfully designed to provide that balance.
The community will serve as a calm, high-functioning home base where students can study effectively, connect comfortably, and prioritize their overall well-being. Quiet and collaborative study spaces, thoughtfully planned fitness and recovery amenities, welcoming outdoor areas, and sleep-forward apartment features will work together to support students’ everyday routines.
Our experience developing and managing communities in Big Ten markets, and our own experience as Big Ten alumni, has shaped our understanding of what student’s need from their homes. Atherton will reflect that perspective by pairing the excitement of Penn State and State College with a more restorative living environment designed to help students relax, recharge, and perform at their best.
Located at 734 South Atherton Street, Atherton is planned to welcome its first residents in Summer 2028. We cannot wait to begin this next chapter.
