Emerge Here is excited to announce the development of 202 Hutch, a thoughtfully designed student community located directly across from Texas State University campus in the heart of San Marcos.

Texas State is entering an extraordinary new chapter. The University has achieved record enrollment year after year while advancing its ambitious pursuit of R1 research status and has joined the Pac-12. Together, these milestones are bringing greater visibility, investment, and excitement to an already vibrant university community.

That momentum extends well beyond campus. San Marcos sits along the rapidly growing I-35 corridor between Austin and San Antonio, one of the most dynamic regions in Texas and the country. Continued population and employment growth throughout the corridor are strengthening San Marcos while creating new opportunities for Texas State, its students, and the surrounding community.

A growing university town has a special atmosphere. The excitement surrounding athletics, campus traditions, and life in San Marcos creates an experience students will remember long after graduation. Yet that energy also brings an equally important need: a comfortable home where students can step away, focus, recharge, and feel supported.

202 Hutch will be thoughtfully designed to provide that balance.

The community will reflect Emerge’s belief that student housing should support the whole student experience. For many residents, college will be their first experience living away from home, and some will be the first in their families to attend college. Welcoming social spaces will encourage connection, while thoughtfully planned study, fitness, wellness, and recovery environments will give residents room to focus and reset. Every element from the apartments and amenities to the daily resident experience will be designed with intention, care, and an understanding of the importance of this transition for both students and their families.
